There are only two criteria you have to meet to be a director of a residential management company:
* Own a property at the development, however you do not have to actually live at the property * You have not been struck off previously as a director with Companies House Directors need to abide by the resident management company's Memorandum and Articles of Association, this is a legal document that sets out how the company should operate.
The general responsibilities of a director are:
* Ensure all relevent laws and regulations are adhered to, see our REGULATIONS section * Communicate with fellow directors and your managing agent, whether this is an actual or virtual meeting * Make sure there is sufficient funding to ensure not only the day to day running but future expenditure of the management company * Make every effort to attend the AGM all property owners are invited and the level of service charge for the upcoming year is usually set * Use your commensense and never be affraid to air your opinion Block Managers will ensure that the resident management company is run in accordance with the Memorandum and Articles of Assocation and in compliance with all applicable regulations and will advise on any matters you may be unsure of.
DIRECTORS REPORTS AND INFORMATION
The directors of all our managed developments receive a regular comprehensive management report as well as given full and secure access to our computer systems so they can view their Company documents at their convenience day or night, 365 days of the year. Regular directors meetings are held and we do not stipulate the amount or frequency of these meetings.
